hi welcome to another episode of two minutes on tuesday i am sam miller of re max stars realty and this week i'm going to tell you a story of something that's happened to a couple of my clients recently and it created some alarming motivation for them to hurry up and buy a home and i'm telling you this story because if you're renting or you know someone that's running there's a very high probability this could happen to either you if you're renting or to your friends who are renting you know of course you know the housing market is hot the demand for homes is really high so we had a phone call from a client who was almost hysterical and said she had to buy a house and she needed to buy a house quick she had been renting a property for close to 10 years and the landlord had contacted her and said i've sold the house you've got 30 days to get out she didn't even know the house was for sale and so she was in a panic hey sam we need to we need to find a house really really fast because she couldn't find any uh houses to rent any decent apartments to rent so she her only option was uh that you know buy a house or move in with with family and she certainly didn't want to do that um and i had another one recently where this another client where the same thing happened and where the landlord contacted him and said someone had approached them to buy the home they want to sell it and so they're giving giving that tenant the 30-day notice to vacate now if you've got a current lease with your landlord they'd have to honor the terms of the lease and a new owner would have to honor the terms of the lease however if your lease has expired you've been at the same property for you know two years five years ten years whatever it's a very good chance they haven't made you sign a new lease and you're what we call month to month and month to month is great because it gives you options in order uh to move if if something comes along that you like better buying renting uh whatever you're not tied to that agreement anymore as long as you give adequate notice that you're going to vacate however it works both ways the landlord is not obligated to continue to rent to you under the same terms and they can give you notice to vacate and as we've got the housing values jumping up some of these folks had planned on keeping these homes for 10 15 20 30 years wanting to get them paid off well the values have jumped up more than most people anticipated so some investors who are landlords said i'm just going to take the money now and not worry
