How to Tenancy Agreement

Tenancy agreements are a really important  part of the moving process. Make sure you   and your flatmates have read through all the  terms and conditions before signing anything. Hi everyone welcome back to the Resooma youtube  channel, I'm Jess a recent graduate from the   University of Salford. Now in today's  video we're talking tenancy agreements,   yes they're very stressful and not the greatest  reading material but they're super important as   part of your moving process. In this video we  talk about the top things to look out for in   your tenancy agreement. The types of tenancy.  There are two main types of tenancy agreement,   individual and joint, knowing  which one yours is really important   we've made a short explainer video to  explain the difference between the two. When you sign on for a tenancy agreement it'll  either be individual or joint an individual   tenancy is between the landlord and each tenant  individually, this means that if one person leaves   the property or is late on rent the rest of the  group won't be impacted or have to cover their   portion of the rent. A joint tenancy is between  the landlord and a group of tenants, that means   everyone is accountable for the property in rent  of the whole group rather than just themselves. Start and end date. Yes this may seem trivial but  knowing the start and end date of your contract   is really important. Especially knowing the  end date and your contract length, knowing   both these factors will give you enough time to  either renew the property or to find a new one. Names on tenancy.   You your flatmate and your landlord should  all be named on the tenancy agreement. Obligations. Obligations are basically what you  can and can't do within the rental property during   your tenancy for example can i hang things  on walls, can i have pets things like that. Rent amount. The rent amount should clearly be  stated at the beginning of your tenancy agreement,   this ensures that you and your flatmates know  how much you'll be paying during the tenancy. General wear and tear. Your contract should  allow for general wear and tear of the property. Agreed repairs. Check the tenancy agreement for   any agreed repairs from your  landlord before you move in. Deposits. How much is it when will it be paid by   and is it protected your landlord should protect  your deposit within 30 days of you paying it. And finally bills. Check your tenancy  agreement to see if they're included   if not start researching for energy providers.
